Residential Property Letting Service

With over 200 Properties under management we are one of the largest Letting agents in the area.

We cover the Aberdare, Mountain Ash, Merthyr Tydfil and Rhymney postcode areas.

We offer 2 types of service: Full Management and Tenants Finding service.

Full Management Service

For this service we charge 11% of the collected rent plus £25.00 per property per annum administrative fee.

We do not charge a setting up fee, contract renewal fee, advertising fee, property repair fee or any other fee, except for the above.

Full Management Service means the day to day management of your Property.

We find the Tenant after exhaustive reference checks, provide the legal contracts and rent book, take a Bond and collect the rent on the Landlords behalf.

We take care of the property repairs, gas safety certificates, property inspections and send annual rent statements to the Landlord and Inland Revenue.

We pride ourselves on the rent and management control of our Tenants.

We have a policy: If we put the Tenants in, we get the Tenants out.

We issue County Court Judgements on defaulting Tenants and we will go to Court to evict Tenants.

Tenants Finding Service

For this service we charge the Landlord 50% of the first months rent, there are no other Landlord fee’s.

Statistics show that 80%-85% of the private rental market is managed by the Property Owner.

Finding a wrong Tenant will have financial and emotional implications.

As in our Full Management Service we find a Tenant or offer the Landlord a choice of Tenant, provide the legal contracts and rent book, take a Bond and collect the first months rent.

We will send the Bond and 50% of the first months rent to the Landlord with details of the Tenancy, the Landlord will then take responsibility for the future rent and maintenance of the property.
